Is it a good time to buy property in Ahmedabad?
Updated
Knight Frank's H1 2026 data shows a steady market. Sales are at a first-half high since the pandemic, prices are up 3%, and unsold stock is up 10%. You have choice and some room to negotiate. The data supports neither a rush nor waiting for a crash.
Short answer
Knight Frank's H1 2026 figures show a steady market, not a hot one and not a falling one. Home sales were the highest for any first half since the pandemic, and prices rose 3%. Unsold stock also rose 10%, and Ahmedabad has the longest time to clear stock of the eight cities. For a buyer that means choice and room to negotiate, and no data that supports waiting for a crash.

What it means for a buyer
- More choice. Stock has built up for three half-years in a row, so you can compare more projects.
- Room to talk. Where stock is high, developers offer payment plans and other incentives. Ask for the full terms in writing.
- Price growth is slow. A 3% rise a year does not reward a rushed purchase, and it does not punish a careful one.
- Zones differ. The north and south carry the most unsold stock per sale. The west and central zones are more balanced.
Will prices fall?
Knight Frank reports positive price growth in every tracked market in H1 2026 and says developers have resisted formal price cuts. They use payment plans, stamp duty waivers and higher channel partner commissions instead. The report warns that headline and effective prices can diverge, and that reported appreciation may overstate what a buyer gains at resale. A fall is possible in any market. This data does not predict one, and we do not either.
Buy now or wait: four questions to settle it
- Horizon. Will you hold for at least five years? If not, transaction costs can outweigh the price rise.
- Loan. Can you pay the instalment if your rate rises by one point?
- Property. Is it a specific project you have checked, with RERA details and a possession date?
- Price. Is it in line with sales near it in the last six months?

Questions people ask
Is it a good time to buy property in Ahmedabad?
Knight Frank's H1 2026 data shows a steady market. Sales of 9,581 homes were the highest for any first half since the pandemic, average prices rose 3% to ₹4,826 per sq ft, and unsold stock rose 10% to 37,727 units. That gives buyers more choice and some room to negotiate. It does not show a boom or a crash.
Will property prices fall in Ahmedabad in 2026?
The data does not show it. Prices rose 3% in the twelve months to H1 2026. Knight Frank notes that developers avoid formal price cuts and use payment plans, stamp duty waivers and higher channel partner commissions instead, so the price you pay can differ from the headline price. Nobody can promise a direction.
Should I buy now or wait?
Wait only if you can name a reason tied to your own plan, such as your loan or the possession date. Waiting for a general fall has no support in the current data. If you have a specific property, its price against nearby sales matters more than the month.
Is Ahmedabad real estate overpriced?
Knight Frank calls Ahmedabad the most affordable major residential market among India's top eight cities, with an average of ₹4,826 per sq ft in H1 2026. Individual projects can still be overpriced, so compare them one by one against nearby sales.
Do interest rates affect the right time to buy?
Yes. The repo rate stood at 5.25% through H1 2026 after 125 basis points of cuts, and the Reserve Bank held in February and June. Knight Frank says the rate tailwind has largely run its course. A change in your loan rate moves your monthly payment, so run the numbers at your own rate.
