Where to invest in Ahmedabad in 2026
Updated
Start with the west if you want a balanced market, and with the north if you can hold for years. Here is how Knight Frank's H1 2026 data reads for each part of the city, and what to check before you pay for any project.
Short answer
Start with the west if you want a balanced market. Start with the north if you can hold for years and accept slower resale. Knight Frank's H1 2026 report shows the west (SG Highway, Prahlad Nagar, Bopal, Thaltej, Science City Road) with 31% of new launches and the most balanced stock. The north (Gota, Chandkheda, Motera, Tragad, New Ranip) has the new metro line and Commonwealth Games spending, and 14% more unsold stock than a year ago.
The five zones of Ahmedabad and what the data says
Knight Frank splits the city into five zones. These are the areas it lists in each zone, with what the H1 2026 report says about them.
| Zone | Areas Knight Frank lists | H1 2026 reading |
|---|---|---|
| West | SG Highway, Prahlad Nagar, Bopal, Thaltej, Science City Road | 31% of launches, the largest share. Unsold stock up 5% in the year, among the most balanced conditions in the report. More high-rises along SG Highway after higher FSI norms. |
| North | Gota, New Ranip, Tragad, Chandkheda, Motera | 24% of launches. 11,106 unsold units, up 14%, 8.4 quarters to sell. The metro to Gandhinagar and the Motera Games precinct are here, and Knight Frank says supply is running ahead of end-user demand. |
| Central | Paldi, Vasna, Navrangpura, Maninagar, Dudheshwar, Ambawadi | 12% of launches. Unsold stock up 5%, in the most balanced group with the west. |
| East | Naroda, Vastral, Nikol, Kathwada Road, Odhav | 20% of launches. A new sports cluster at Vastral is under development for the Games. |
| South | Narol, Vatva, Vinzol, Hathijan | 13% of launches. 4,810 unsold units, up 20%, 10.4 quarters to sell. Knight Frank reads this as limited demand depth at current prices. |

Which zone fits which goal
This is our reading of the Knight Frank figures. It is a way to start the search, not a forecast.
- A home to live in, and maybe resell: the west and central zones, where stock is the most balanced.
- A long hold near new infrastructure: the north and the GIFT City side. Expect a slower sell-through today. Knight Frank also notes demand for mid to premium homes at Zundal, Randesan and Koba, close to GIFT City.
- A first home on a smaller budget: compare the east and the north fringe, and read the price per sq ft against the city average of ₹4,826 (Knight Frank, H1 2026).
- Caution on the south: the data shows the weakest sell-through of the five zones.
What is moving the map
- Metro. Phase 2 was fully commissioned on 11 January 2026, with the Yellow Line from Motera Stadium to Mahatma Mandir. Knight Frank puts the network at about 67 km across four lines. On 10 June 2026 the Union Cabinet approved Phase 2(A), a 6 km line from Koteshwar Road to the airport, at ₹2,169 crore (Cabinet briefing, PIB).
- Commonwealth Games 2030. Knight Frank records Ahmedabad as confirmed host in November 2025, with about 650 acres being acquired around Motera, Sughad, Bhat and Koteshwar for a sports enclave. It describes this as adding momentum to land values in the north, particularly around Motera.
- GIFT City. Knight Frank counts over 600 registered entities and over 25,000 professionals working there, and links this to housing demand around it.
- City growth. The municipal area has grown from 186 sq km in 2006 to nearly 500 sq km, with a proposal to go above 700 sq km.
If you are buying to rent it out
Rent follows jobs. Knight Frank puts average office rent in Ahmedabad at ₹45 per sq ft per month in H1 2026, up 3% in twelve months. Its H2 2025 report says office demand along SG Highway and the SP Ring Road belt supports housing demand in the western and northern suburbs. Five checks before you pay for any project
- Registration. Find the project on the Gujarat RERA site and match the name, promoter and completion date.
- Area. Ask for carpet area and the full price including parking, club and stamp duty.
- Developer. Visit a delivered project by the same developer and speak to residents.
- Price. Compare against recent sale prices and launches within a kilometre, not against a portal's average.
- Possession. Read the possession date and the penalty clause in the agreement.

Questions people ask
Which is the best area to buy property in Ahmedabad?
There is no single best area. In the west of the city (SG Highway, Prahlad Nagar, Bopal, Thaltej, Science City Road) Knight Frank reports the most balanced stock and 31% of H1 2026 launches. The north (Gota, Chandkheda, Motera, Tragad, New Ranip) has the new metro and the 2030 Games spending, and also more unsold stock. Choose by your budget, your workplace and how long you will hold.
Which is the fastest growing area in Ahmedabad?
We found no published figure for price growth by locality. By new supply, the west zone leads with 31% of H1 2026 launches, followed by the north with 24% (Knight Frank). More supply is not the same as higher prices, so check recent sale prices in the exact project.
Where should I invest in Ahmedabad in 2026?
For a home to live in, start with the west and central zones, where Knight Frank reports the most balanced inventory. For a long hold near new infrastructure, study the north and the GIFT City side, with the higher unsold stock in mind. For rent income, compare the area with the offices and employers around it.
Is SG Highway still a good place to invest?
SG Highway is the main premium corridor in the west. Knight Frank notes that higher FSI has brought more high-rise projects there and that early buyer acceptance is good. Its H2 2025 report adds that demand at premium prices will need to be tested over time. Check the price of the exact project against nearby launches before you pay.
Is it better to invest in the north or the west of Ahmedabad?
The west has the larger share of launches and a more balanced stock. The north has the stronger infrastructure story and a slower sell-through: Knight Frank gives it 11,106 unsold units (up 14%) and 8.4 quarters to sell. The north suits a longer hold. The west suits a buyer who may want to resell.
